Why should I work with a local real estate agent in our market?
Because the difference between a good outcome and a great one is almost always local knowledge. I've lived in South Florida for over 40 years. That kind of perspective comes from decades of paying attention, not from a few months of farming a zip code.
How do I choose the best real estate agent in our area?
Look at three things: local track record, communication style, and whether they're being straight with you. Read the actual reviews — not just the star rating, but what people say. Do they mention the agent being responsive? Honest when things got complicated? Those are the ones worth calling. I'd also say: talk to a few agents before committing. You should feel like the person you're working with actually listens, not just sells.
What’s the difference between a buyer’s agent and a listing agent?
A buyer's agent works for you when you're purchasing — helping you find the right property, writing competitive offers, navigating inspections, and protecting your interests through closing. A listing agent works for the seller — pricing, marketing, and negotiating on their behalf. I work both sides depending on the transaction, which means I understand what's happening at every table. That experience is genuinely useful when it's time to negotiate.
Does it cost money to hire a buyer’s agent in our market?
Typically, no — the seller pays the buyer's agent commission as part of the transaction. That said, the real estate commission landscape has shifted since 2024, so it's worth having a direct conversation about how it works before we start. I'll always be upfront about compensation so there are no surprises. The short version: you get expert representation, and in most cases it doesn't cost you anything out of pocket.
How will my agent help me get the best deal?
By knowing the market better than the other side of the table. I research comparable sales, understand what motivates sellers in each situation, and write offers that are competitive without being reckless.
